In recent days the earthquake off the Marche coast has reignited fears that have shaken Italy since the early 1900s, when severe seismic events caused numerous casualties and damage.
The latest quake was located off the northern Marche coast in the Adriatic Sea, opposite Pesaro and Fano; from here the epicentre triggered the earthquake. Tremors were felt well beyond the region itself.

Over the years geologists have studied and explained how the Adriatic plate—compact and rigid—extends from the Adriatic Sea, starting in Apulia, beneath the Po Plain, under the Apennines and as far as the Eastern Alps. It transmits elastic energy very effectively, so when an earthquake occurs in this area, the seismic waves propagate efficiently and are felt over great distances. Meanwhile the Ministry of Culture has activated crisis units to plan initial inspections in affected areas and assess any damage to immovable and movable cultural heritage. For this reason it is essential to discuss earthquake‑resistant construction, as many collapses are linked to non‑compliance with seismic codes and the use of unsuitable materials.

Earthquake‑resistant houses

The term “earthquake‑resistant houses” is often misused—particularly in Italy, where seismic risk is significant. The adjective “earthquake‑resistant” is wrongly applied to buildings deemed safe during quakes, whereas most homes built more than ten years ago no longer meet current standards.

Building design must comply with the Life Safety Limit State (SLV): all structural and non‑structural parts may suffer serious damage but must not collapse, ensuring occupants can escape safely even if the building becomes uninhabitable.

A true earthquake‑resistant home maintains high performance, safeguarding occupants and minimising structural damage so the house remains habitable after a strong quake.


Features of earthquake‑resistant houses

As noted, the safest and most resilient material for seismic events is wood.
Why wood? Because it offers:

  1. Lightness: lower mass means lower seismic forces than concrete, masonry or steel.
  2. Strength: structural timber strength is guaranteed—as with other building materials—and can even exceed steel.
  3. Elasticity: very rigid structures experience greater seismic forces than flexible, deformable ones.
  4. Ductility: timber structures dissipate energy well thanks to the large plastic reserve of dry‑assembled joints.

Interestingly, earthquake‑prone Japan rebuilds its constructions every 30–40 years, continually raising seismic standards.

A home that collapses or is seriously damaged by moderate‑to‑strong quakes is certainly not a true earthquake‑resistant house.


Regulations for a prefabricated earthquake‑resistant house

Seismic regulations set criteria for building structures to limit damage during earthquakes.

Since the devastating 1908 Messina–Reggio Calabria quake, Italian municipalities have been classified as seismic with strict building rules. In 1981 a new national zoning divided Italy into three seismic categories; ministerial criteria then required 45 % of the country to follow specific codes.

After the 2002 Puglia–Molise earthquake, a Prime Minister’s decree reclassified Italy into four hazard zones. In 2008 new Technical Standards for Construction were approved.


Earthquake‑resistant houses: prices

Low‑consumption timber frame houses cost the end customer from €1,500 to €1,900 per m² turnkey. Price varies with quality and personalisation.

Excluding land and related charges, consider building works (reinforced‑concrete slab, basement, walls, fencing, utility connections), technical fees (executive design, site supervision, safety coordination, geological report, energy and acoustic certificates, structural testing) and ancillary costs (unexpected stamps, additional permits, certifications).

Add moving costs, new utility connections, mortgage or guarantee fees and new furniture.

The difference between a prefabricated earthquake‑resistant house and a traditional one lies in safety: it is easier to make a timber prefab safe because the seismic forces to counter are lower due to the material’s lightness.
